How to Prepare for an Initial Consult
So, you have reached out to us either through a phone call, Facebook or our website. We have given you base prices for the plans that you are interested in and you are ready to come into the office to discuss your future build in further detail. At this point we will schedule an Initial Consult. Here are a few things that you can do to be prepared for this meeting:
1. Know your BUDGET!
The number one thing that you need to have when you come into an initial consult is your budget. This does not have to be a super firm number, but you do need to have an idea of what you are willing/able to spend. We are here to help you stay within that budget, not make you go over. The more information you share with us, the better we can help you! If you do not have land, keep in mind that your land will take a big chunk of your budget. If you already have land, does it need improvements such as clearing and grading? If you are building in an area that does not have city water/sewer we will need to install a well and septic system, this will also be something to consider for your budget. We know that our clients do not know exactly what these things will cost, which is why we are here, but you do need to be aware of these things.
2. Be familiar with our floorplans.
We have over 20 plans in house that we are familiar with and have starting prices ready to go for! Our website and Facebook are great resources when considering floorplans. You can see the plan itself and pictures of previous homes that we have built. We are able to build plans that we do not have on our website, but our plans offer a lot of variety and are a great starting point. If you do not find any of our plans fit your style or needs, you can bring any plan from online to us and we can quote it for you. If you are considering a plan from outside our website, bring a copy of the layout with you to your Initial Consult so we can discuss the details.
3. Be aware of what items are included.
At Tanner Built Homes, we include a lot of items in our starting prices that some other builders consider upgrades. For example, a 2-car garage, granite countertops in the kitchen, tiled walls in the master shower, Luxury Vinyl Plank in the main living area and many more! All of these things are included when we give you a base price. You can see a complete list of items that are included on our website under the standard features tab.
4. Have a dream list.
Everyone has a list of things that they would love to see in their home. Bring that list with you! It can never hurt to see the price of something that you really want. The estimate that we send over to you will be itemized, so you can see exactly which upgrades cost what and decide which ones you want to include. It is best to include these things in the initial estimate so that there are no surprises later down the road.
Your Initial Consult is something to be excited about! You will get to meet some of our team, see our showroom and discuss your future home. These items are simply suggestions for you to get the most out of this meeting as you can.
