How to choose the best floorplan for you!
One of the first steps in building a home is choosing the floorplan. The floorplan that you choose will determine the size and functionality of your home. The following tips will help you choose the floorplan that best fits your needs.
1. Consider square footage
Think about homes that you have lived in in the past. Did you have enough space? Did you have too much space? The main rooms that we live in are the kitchen, great room and bedrooms. Make sure that you choose a plan that has ample room in those spaces. Most likely you have a magic number in mind for square footage you are looking for. Don't be fooled by the total square footage, some plans are designed to make big living in small spaces possible! Square footage directly influences the price of the home. The bigger the footprint of the home, the more expensive it will be. Be sure to keep your budget in mind when considering floorplans.
2. Examine the flow of the plan
Imagine yourself walking in your new home. Follow the paths that you would take daily. From the garage to the living room, from the kitchen to the dining room, from the laundry to the bedroom, from the garage to the pantry. Do these paths make sense to you? Are they convenient? Then imagine yourself walking into your home as a guest. Follow the paths that guests would take. From the front door to the kitchen, from the kitchen to the living room, from the living room to the closest bathroom. Do these paths make sense? The flow of your home is very important.
3. Does each room serve a purpose?
First consider the number of bedrooms and bathrooms that you will need. Next think about the "extra" rooms you might need. If you work from home, a home office may be needed. If you have children maybe you need a playroom for them. Some floorplans have these types of rooms built in. If you don't need these types of rooms then maybe consider a different plan or making changes to the plan that you love, to make sure that every room in your home serves a purpose.
